General

Someone needs to provide access to the property, but you don't need to stay for the whole appointment if that's more convenient.

Yes. Where possible we'll carry out your EPC, floor plan or retrofit assessment in a single visit, so you only need to arrange one appointment. Just let us know what you need when you get in touch.

Energy Performance Certificates

An Energy Performance Certificate is valid for 10 years from the date it's issued, or until a newer one is registered for the property.

Yes. An EPC must be arranged before a property can be marketed for sale. If you book with us, we can usually carry out the assessment and register the certificate the same day, so your listing isn't held up.

Rental properties in England and Wales currently need a minimum EPC rating of E before a new tenancy can begin, and there are government proposals to raise that minimum over the coming years. If your property is close to the line, we'll tell you honestly and explain the most cost-effective improvements.

Every EPC is lodged on the government's official EPC register, which is free to search online using the property's address or postcode. When we carry out your assessment, we register the new certificate there on your behalf.

Most residential properties take between 30 and 60 minutes, depending on the size and layout. We'll give you a more accurate estimate when you book.

The report sets out which improvements suit your property and the sequence to carry them out in, so you avoid issues like insulating before fixing damp. It won't specify exact products or brands, but gives you a clear plan to work from.

An EPC gives you a rating and general suggestions. A retrofit assessment goes much deeper, assessing the building fabric in detail and producing a proper improvement plan, which is what funding schemes and larger projects require.

Not on its own, no, but it's a mandatory condition for most government-backed funding schemes, and increasingly expected for larger-scale energy efficiency work or MEES compliance.

You'll receive a digital 2D floor plan suitable for property listings, marketing materials, or printing. Let us know if you need a specific format.

Our floor plans are drawn to scale with room dimensions and standard fixtures and fittings, such as the kitchen and bathroom layout, included as standard. If there's anything specific you'd like added or highlighted, just let us know and we'll include it.

The same day as the appointment, in line with our other services.
